Typically, fall and spring are the two most active real estate markets with plenty of inventory to choose from and motivated buyers ready to make offers. That’s why people like to time their sale and move during these seasons. However, what happens when your plans don’t line up with that schedule? Is it ever “too late” in the season to buy or sell?

That’s the question Chad Larsen and Barry Berg explore in the latest episode of Setting the Standard - Conversations with Chad and Barry from the Berg Larsen Group. Read some of the key takeaways from the episode below, and listen to the full conversation on our YouTube or Vimeo channel.

Timing Isn’t One-Size-Fits-All

There is no universally perfect moment to make your move. That’s because the “right” timing depends entirely on you – your goals, your lifestyle, your needs, and your readiness.

While late fall and early winter aren’t historically ideal for bringing a home to market, life doesn’t always follow the real estate calendar. For example, if you find out in October that you’re relocating in January, then that becomes the perfect time for you to list your home and find a new one.

The most important timing is your timing.

Off-Season Perks

Even in the quieter months, there’s always something productive to do.

For buyers, there’s rarely a bad time to be in the market if you’re ready. Great properties are available year-round.

For sellers, being on the market during the  slower seasons often means less competition. With fewer listings available, your home may stand out more quickly to active buyers.

And for both buyers and sellers, this time of year is ideal for getting your ducks in a row. Personal timing, market readiness, and clarity around goals matter more than the month on the calendar.

The Real Answer: It Depends

Understanding seasonal rhythms can help you plan strategically, but your goals and circumstances ultimately determine when the timing is right.

Whether you’re buying, selling, or simply starting the conversation, Chad and Barry are here year-round to help you make sense of the timing that works best for you.
