Why Showings?

With abundant technology available to homebuyers—plentiful photos, schematic floor plans, and 3D virtual tours—many question whether it’s wise to rule out a well-located property before seeing it in person. 

“Those technological advancements are extremely valuable for establishing initial interest in a property or viewing properties as part of a long-distance house hunt, but it’ll never be the same as visiting a home in person,” explains Chad Larsen. “Often, the best houses don’t photograph as well as others, and you might just miss out on a gem.”

When you tour a home in person, your imagination comes to life. 

“You can look out the window and picture the spring leaves and flowers,” says Barry. “You can notice where the afternoon sun pours in and visualize a relaxing Sunday afternoon.”

Before putting your house on the market, the Berg Larsen Group recommends hiring professionals for the first round of deep cleaning and potentially bringing in stagers to maximize your space. 

“Of course, we’ll also encourage you to declutter along the way,” jokes Chad.

When it comes to scheduling showings, home sellers have the flexibility to accommodate their schedules. Oftentimes, you’ll have a few hours, or more, of notice before a showing, so you’ll have time for a quick, once-over to tidy up before heading out the door. 

Surviving showings can seem overwhelming, but Barry and Chad have plenty of ideas: Keep a laundry basket or tote by the door to collect last-minute items you can easily stash in your car. Have a destination in mind - a local coffee shop, a friend’s house, or even running errands. Grab your laptop and charger and get a few snacks and beverages ready to grab on the way.  If you have back-to-back showings lined up, make plans for your pets.

Buyers: Mark Your Calendars

Preparation is also essential for buyers navigating the spring real estate market. Getting pre-qualified and talking to your agent about your wishlist is a great place to start.

“When you enter the market, be ready to jump,” says Barry.

Opportunities come quickly this time of year, so buyers need to be swift during the showings season. If you find a house on Monday, don’t wait until the weekend to schedule a showing because an offer could already be accepted. 

"In today's market, it is critical to jump on new listings as soon as possible," says Chad. "We're seeing offers submitted within hours of properties hitting the market, which means speed is essential in keeping pace."
