What makes a home the perfect home? Hint: It often has less to do with what you think you want, and more to do with imagining new possibilities with the help of a visionary real estate professional.

Barry Berg explains, “By the time you find the ‘perfect’ home, you’ll no longer need it. Your children will have grown up and moved on, or you’ll be ready for a different chapter in your lives, and you’ll have missed out on the opportunity to create and build memories.”

In other words, if a home has 90% of what you’re looking for, congratulations—it could be the perfect opportunity to make it 100% your dream home.

Just ask Deb and Dan.

In their search for an urban abode, a condo in the East Isles neighborhood of Minneapolis repeatedly caught their eye. While it offered many of the things they were looking for, it didn’t have all their wish list items. The couple sought Chad Larsen’s counsel to see if there was another condo in a similar location that ticked all the boxes.

Instead, Chad encouraged them to do a walk-through of the East Isles property and got them in the next day.

“Instantly we realized there were things far more important to us,” says Deb, who fell in love with the grandeur of the woodwork and unique architectural details. The couple drew on Chad’s intimate knowledge of the East Isles neighborhood and trusted his sage advice when he said, “If this is the look and feel you’re going for, don’t let this one pass you by.’”

They didn’t, and with the help of a seamless transaction facilitated by the Berg Larsen Group, today Deb and Dan are loving life in their new walkable community near the lakes.

Barry adds, “Imagination also helps when you’re selling an upper-bracket home. You want to be strategic about which renovations to make, knowing you’ll never get it 100% perfect for 100% of the market.”

Case in point: When Anne unexpectedly adopted a second dog during the pandemic, downtown condo living no longer felt like the right fit. But which renovations would boost the appeal of her condo to discerning upper-bracket buyers?

As Anne recalls, “Chad did a great job of listening and asking powerful questions to help me understand what it would take to maximize the sale of my condo, and even connected me to one of their trusted interior designers.”

Within a few months all the recommended updates were completed and Anne’s condo was positioned for a quick sale. In fact, her unit flew off the market in only four days—faster than anyone could’ve imagined!
