When you’re ready to sell the home you’ve lived in for more than 20 years, you might realize it’s been a long time since you’ve gone through the process. In that case, you'll need a guide who knows the Twin Cities’ upper-bracket market inside out.

“We always knew that we would call Chad when we were thinking about selling our house,” says S.S and C.S., who knew Chad Larsen through their shared country club and community involvement. After 23 years in their house, it was time to call Chad.

“Once you’re ready to sell, you’re anxious to get moving - we would have been ready to go on the market in November,” recalls S.S.

However, Chad urged them to wait until late February - the start of the spring market.

First, Chad presented data showing the usual dip in activity between November and February. Second, Chad explained they could use the next several months preparing their Lake of the Isles home for the market.

“That was great counsel on his part,” says S.S. “I’m an analytical and financial person, so seeing the data is important to me.”

Chad tapped his network of experts and dug into the nitty gritty -  bringing in a stager, identifying items an inspection might flag, and capturing both winter and spring exterior photos of the property. By the start of the spring market, S.S. and C.S.’s home was ready to go.

“Within weeks of hitting the market, we had an offer,” says S.S. “It was a strong offer, but we faced some unique hurdles regarding title and inspection items. But Chad offered counsel and guidance that helped us overcome these hurdles.”

Now, reflecting on their journey from the first conversation to the closing date, S.S. confidently says, “Had we done this without Chad’s experienced guidance, we may have chosen a different path that wouldn’t have led to where we happily are now.”
