Without hesitation, Barry Berg clarifies why now is the time to think about buying or selling a home, but more importantly, what you need to do during September and October. We asked him to elaborate, and here’s what he wants you to know.

Sellers: Prepare for the Spring 2023 Market

We’re barely done with summer and haven’t even started fall in Minnesota, yet the next few months are more critical than ever for preparing your home to sell in the spring. Sellers often have questions about which projects to undertake. The Berg Larsen Group says the most significant and necessary undertaking is decluttering and preparing for photos and staging.

The longer you’ve lived in the property, the longer it can take to get it ready for sale. Nowadays, with supply-chain challenges for both materials and labor, the timeline for scheduling and completing projects is taking much longer than in years past.

Buyers: Face Less Competitive Pressure in the Fall

In general, the fall is a less hectic time to view properties. This time of year, fewer buyers are looking, so if you find the home you want and you’re preapproved by a lender, the seller is going to be more receptive to your offer without the pressure of competitive bids.

Buyers: Determine What you are Looking For

The fall is a great time to explore your interests. Start by conversing with us and viewing a few properties to clarify what might be of interest once the market opens up in the spring. Tell us about the type of space you’re looking for, what amenities you want, what rooms are essential to you, and the ideal kind of yard you want. We’re curious to know what you like to do when you’re not in your home. In other words, what do you want to be close to in terms of activities, dining, shopping, entertainment, friends and family?

As you solidify your preferences, we’ll look for these homes when the sellers list in the spring. It’s never too early to start thinking about what you want in your next home.

Sellers: Embrace the Natural Cycles in the Housing Market

More homes sell from mid-February through mid-May than at any other 90-day cycle in the year. For sellers, this is “prime time” to sell your home, which means getting ready to sell now. If you wait too long, you’ll be putting your home on the market as buyers are already closing on the homes listed earlier.

When you gain an understanding of the natural cycles in the housing market, it improves your opportunity to sell at the best value and to buy more effectively.
